House Layout Overview: 
First Floor: Front door entryway, private small car garage, laundry area, and back door leading directly to a shared courtyard.
Second Floor: Main living area featuring an open-concept living room, dining room, fully stocked kitchen, half bathroom, and balcony overlooking the courtyard with a gas grill.
Third Floor: Master bedroom and kids double bunk room, along with a shared full bathroom.

Primary Bedroom:
Located on the third floor, the master bedroom features a queen bed, 48” Roku TV and desk setup. 

Kids Bunk Room:
Also on the third floor, two built-in bunks with individual lights and privacy curtains, 32” TV with a DVD player & DVD’s,  toys, books, train table, and reading nook. 

Kitchen:
Located on the second floor, the kitchen is fully equipped with everything you need for family meals, snacks, and beach picnics. Includes kids’ dish-ware and even a mini play kitchen so little chefs can join the fun too.

Dining Room:
Adjacent to the kitchen is an expandable dining room table that seats the whole family and is perfect for everything from meals to board games.

Living Room:
The living room is located on the second floor and provides ample seating with an Arcade 1UP including 12 games, a 43” Smart TV (Roku & cable), Xbox One, games, puzzles, and books. Additionally you have access to the balcony to overlook the courtyard and BBQ. 
*We have a handful of Xbox games but feel free to bring your own!

Ospreys’ Perch is a townhome located in the Seabrook Town Center. Out back, you’ll find a shared courtyard that features a community fire pit. The beach trail is a 5 minute walk away.

- Seabrook is an expanding community, which means that while you’ll enjoy brand new shops, restaurants, and trails—construction noise may occasionally occur.
- We do not offer access to Seabrook's Pools/Gym and we will not charge a resort fee. Please book directly with Seabrook Rentals to utilize the swimming pools.

Ospreys' Perch is located in the heart of the Seabrook Town Center. The neighborhood is family-friendly and dog-welcoming. Shops, restaurants, cafe's, and the grocery store are just steps out of the front door, along with walking trails and the beach all within a 5 minute walk.

Seabrook is a walkable, bike-friendly beach town—most guests park once and explore the rest on foot. The town center, beach trails, parks, shops, and restaurants are all steps out of the front door of Ospreys' Perch.

-This rental does not offer access to Seabrook's Pools/Gym and we will not charge a resort fee. Please book your stay directly with Seabrook Rentals to utilize the swimming pools.

-Please note that as the Seabrook community continues to grow, there may be construction activity during your stay. We have a sound machine available for guests use. 

- Our scheduled garbage pickup is on Tuesday mornings. If your stay includes a Monday night, we kindly ask for your help in rolling the garbage and recycling bins out of the garage.

DAMAGE PROTECTION & GUEST VERIFICATION:
To ensure that each guest is a great fit for our home and to maintain a safe, respectful environment for all, we require a brief guest verification process facilitated by our trusted third-party partner, Truvi.

Shortly after booking, Truvi will contact you via email and/or text with simple instructions to complete the screening. This helps us ensure our property is aligned with your group’s needs and that house rules will be respected.

A $35 non-refundable fee is required to complete the verification. This step is necessary to finalize your reservation and proceed with check-in. Reservations that do not meet verification requirements may be subject to cancellation.
